The Sunny Palace company requested a change of urban planning and technical conditions for the hotel in Ulcinj

The Sunny Palace company requested a change in the urban planning and technical conditions for the construction of the Galeb Hotel in Ulcinj in the part related to the appearance of the future hotel, as well as a change in the contract concluded with the Government and the Ulcinj Riviera due to the change in the urban planning and technical conditions.

This is what the legal representative of the company, lawyer Miloš Komnenić, told Vijesti.

The Kotor company bought attractive land above the Suka peninsula in Ulcinj from the Podgorica company Rokšped and undertook the construction of the new Galeb. The Kotor company should invest at least EUR 15.39 million in the development of the hotel.

The change of urban planning and technical conditions was requested at the request of potential hotel operators. Namely, with the adoption of the Galeb urban project in 2012, the conceptual design of the hotel was predefined. From that period to today, the standards and requirements of hotel operators have changed significantly and the existing conceptual solution of the hotel has become completely outdated.

We expect the change of the Galeb urban project to be implemented as soon as possible, so that we can start the next phase of the investment, taking into account that the hotel operators expect it. The only reason for submitting this initiative is to change the appearance of the future hotel, while all other parameters are kept, and some are reduced, such as the number of floors – explained Komnenic.

He explained that they are currently developing two conceptual solutions for a new hotel in parallel, in accordance with the inputs they received from hotel operators.

Both conceptual solutions are in accordance with the valid urban project adopted in 2012, in terms of occupancy and construction. Compared to the current solution of the previous owner, with the new conceptual solution, the number of floors of the building is reduced by six above-ground floors, and the total height of the building is reduced by about 20 meters.

Using the same urban planning parameters, within the maximum permitted gross construction area, the new solutions maintain the same number of beds, while developing more spacious and numerous public and commercial spaces. In addition, the new solutions achieve a significantly higher number of parking spaces – said Komnenić.

Due to the initiated procedure for changing the urban planning project, the investor suggested that the existing Agreement on regulating relations with the Government and the Ulcinj Riviera be amended in the part of the terms that should run from the adopted changes to the urban planning project.

For example, here we also proposed reducing certain deadlines, such as changing the previous deadline for the development of the main project from 18 months to 12 months from the adoption of the urban project, after which we would need a maximum of three more months to start construction. Specifically, it is not a new request, but a request that was caused solely by the initiated procedure for changing the urban planning project – explained Komnenić.

When asked if it will be part of the accommodation units in the hotel for sale, he replied that the intention is to build a five-star hotel on this location, which will be managed by an international brand, and we have no other plans.

The current business plans that are being developed are based exclusively on a classic hotel without the component of selling accommodation units in the manner provided by the relevant law – said Komnenić.

The lessee of the beach did not remove the furniture

The news asked if, as the new owner, this year he will lease the swimming pool and the land for the parking space.

The previous lessee of the beach, who was taken into possession by our legal predecessor, still did not remove his furniture, even though his contract expired on September 30th last year – said Komnenic.

He said that at the location of the future hotel, which also includes the area of ​​the swimming pool and the existing parking lots, preparatory works are planned in the form of field research and the preparation of geomechanical studies.

As well as the removal of existing buildings, so that everything would be ready for the start of work when the formal and legal conditions are met – said the interlocutor of Vijesti.
