Long Beach in Ulcinj is being prepared for the development of high-class tourism

In the area of Long Beach in Ulcinj, the arrangement of the square is planned, as well as the creation of new contents that will enable the development of high-category tourism, as well as additional sports-recreational, service and public facilities, as well as urban greenery.

– The goal of creating the state location study (DSL) is to create planning assumptions for the organization and arrangement of this space in terms of meeting the needs of the users of the space, then to harmonize the planning solution with the requirements of nature protection and tourist development based on the principles of sustainable development. Contents that will enable high-quality valorization of the area, which includes planning of areas for tourism, sports-recreational, service, public facilities and urban greenery, should be foreseen in the area of ​​the project. Special attention should be paid to the development of infrastructure that enables the full implementation of ecological and energy sustainability standards and a high degree of autonomy – announced the Government.

The main goal to be achieved is the provision of planning prerequisites for the development of high-class tourism, through a comprehensive and rational assessment of the importance of the location and determining the optimal scope of construction.

The state location study (DSL) is being done for the area that includes part of Sector 66 within the scope of the Special Purpose Spatial Plan for the Coastal Area of ​​Montenegro – Marine Resource Zone. The indicative coverage of the DSL is approximately 1,069 ha, and the coverage at sea is at a distance of 200 m from the coast – it was clarified in the document of the Ministry of Ecology, Spatial Planning and Urbanism.

As stated in the document, in accordance with the natural potential of the area, the planning solution aims to focus on the needs of guests for a more active vacation and a more content-rich and high-quality offer of accommodation. All solutions should be completely based on the use of renewable energy sources.

– The planning decision defines a hotel offer of a higher category with a minimum quality level of the 4-star category with the possibility of development into “mixed-use” projects, as well as spaces for camping and glamping – it was stated.

Increasing competitiveness implies a development step forward in the quality of conditions for the construction of modern camps.

– Enriching the destination with additional offers such as hunting tourism and “bird watching”, connecting with the hinterland, the attractive and unique contents of the Bojana River, Ulcinj, Skadar Lake, the city of Shkodra and its surroundings, as well as the accelerated development of quality hotel accommodation represent an imperative with the potential to maintain seasons throughout the year – the document states.

– The main goal is to ensure the quality implementation of the Plan in terms of capacity building that will give new quality and complete the existing identity. The key observations that recommend Long beach as an area for the development of a high-quality tourist complex are the uniqueness of the natural features, the small amount of built-up so far, the space that allows quality use in accordance with the economic value of the location and the attractiveness in terms of activities that stand out through sports and recreation – it is stated in the plan.

The future construction of tourist facilities will be based on the principle of sustainability, which is defined mostly through simultaneous protection and development, namely the strict preservation of ecological habitats and dunes, raising the quality of the ecological destination and year-round use of the destination and increasing guest satisfaction.

According to the General Concept of Long Beach, in modules II, III and VI, the accommodation of a maximum of 14,000 hotel beds, with associated tourist equipment and functions, is foreseen, with the condition of 100m² of green area for each bed.
