The company VHM Development plans to build a condo hotel complex in Žabljak, which will consist of two buildings. The location of the future hotel is within the scope of DUP Žabljak, at UP 230 b and 230c.
This can be seen in the request for a decision on the need to prepare an environmental impact assessment study submitted by the investor to the Environmental Protection Agency.
As stated in the document, the plots are in the primary ownership of the project holder. The total area of UP 230b is 1,803 m2, and the area of the planned building on this plot is 3,908.13 m2. The area of UP 230c is 1,432 m2, and the construction of a building of 3,017.42 square meters is planned on it.
– The construction of 2 buildings, which form one functional and architectural unit, is planned. In addition to the building, as part of the landscaping, areas were designed for the use of hotel visitors. All spaces in the facilities are adapted for people with special needs – it was clarified.
The base of the building, as mentioned, has a materialization of stone from the front, which is enriched with greenery in order to better fit into the surroundings.
– The complex as a whole represents a whole that draws inspiration from the Žabljak house type. The materialization of the building also tries to fit it into the environment and use vernacular motifs, therefore the facade and roof are covered with panels in wood decoration – it was highlighted in the report.
The entrance is positioned in the middle of the complex, and the entrance hall consists of a reception area and a place for hotel users to rest. From the entrance you can see a spacious staircase, and there are 3 elevators in the building, 2 of which are intended for hotel guests, while one is for the hotel’s restaurant.
On the ground floor of building B, there is a restaurant with a restaurant kitchen, as well as a large restaurant terrace on the ground floor. When it comes to object C, the ground floor is intended for the spa area where there is a dressing room, swimming pool and sauna area. Also, on the ground floor in front of the building, there is an outdoor swimming pool with accompanying facilities.
There are accommodation units for hotel guests on the floors and attic. Building B has 35 rooms, 7 apartments and 2 studio apartments, while building C will have 31 rooms, 4 apartments and 4 studio apartments.
In the garage, in addition to the parking space, there are also technical rooms serving the hotel.
The vehicular access to the building is located on UP 230 b and one entrance is planned for both buildings. The pedestrian access is located directly next to the car access.
