Prime Minister Milojko Spajić recently introduced an ambitious initiative called “Velje Brdo”, designed to meet the housing needs of citizens under favorable terms. Accompanied by Slaven Radunović, the Minister of Spatial Planning, Urbanism and State Property, Spajić highlighted that the project will prioritize renters, young couples, individuals with disabilities and families with children facing developmental challenges.

The Prime Minister detailed that a 100-square-meter apartment will have a monthly payment of 390 euros, with no down payment required, to be repaid over 30 years. For a 60-square-meter apartment, the monthly installment will be set at 290 euros. The price per square meter is established at 1,000 euros, with an annual interest rate of 1.2%. The first apartments are anticipated to be available by 2026.

Spajić noted that 90% of renters in Montenegro reside in Podgorica, stating that employment and living conditions primarily drive migration, rather than housing developments. He emphasized the stark contrast between their plans and those of the previous ruling party, DPS, which he claims failed to deliver meaningful results.

“This is a significant project and the largest urban plan to date. This area will lay the groundwork for a new city,” stated Minister Radunović.

He projected that approximately 42,000 people will eventually call the area home.

“All construction will comply with stringent environmental regulations. Expect a city where everything is included; all buildings will feature underground parking,” Radunović promised.

He also indicated that an update to Podgorica’s urban planning is forthcoming, with hopes for its approval by year-end.
