Polat Construction plans mixed-use residential and commercial building in Montenegro

Polat Construction is planning the development of a mixed-use residential and commercial building with an underground garage, consisting of a ground floor, four upper floors, and a recessed top floor (P+4+ps).

According to the conceptual design published by the Ministry of Spatial Planning, Urbanism and State Property, the building will feature a total of 30 residential units located on the upper floors. The ground floor is designated for three commercial spaces.

The apartments will include studio, one-bedroom, one-and-a-half-bedroom, and three-bedroom layouts. The recessed top floor, designed instead of a traditional attic, serves as the final level of the building and occupies two-thirds of the floor area below.

The maximum gross developed floor area is projected at 3,074.50 square meters, while the total gross floor area including the underground levels is estimated at 4,461.69 square meters.

Pedestrian access to the above-ground levels will be provided through a dedicated pedestrian path and a single-flight open staircase, positioned on the northwest side of the urban parcel.

The underground garage will be accessible directly from a public road via an asphalt access platform located next to the building.

The conceptual project was prepared by Studio 84, an architectural firm based in Podgorica.
