Nikšić apartment prices reach historic high, matching Podgorica levels

Apartment prices in new developments in Nikšić have reached a historic high, with new apartments in the city center selling for 2,200 euros per square meter. This level matches or even exceeds the national average and is comparable to prices in Podgorica.

According to Monstat, in the second quarter of 2025, the average price per square meter for new apartments in Montenegro was 2,201 euros, while in Podgorica it was slightly lower at 2,108 euros. The rise in Nikšić is notable because prices there had traditionally been significantly lower than in the capital.

The increase is driven by new projects, higher construction quality, and attractive central locations. However, the sustainability of these prices is uncertain, as the average local resident may struggle to afford apartments at 2,200 euros per square meter.

For investors, Nikšić is becoming increasingly attractive, offering solid returns on central projects, while the market shows signs of maturity. The city’s real estate market is entering a new phase, with apartment prices now on par with the capital and among the most dynamic in the country.
