New residential and commercial complex planned for Dajbabska Gora in Podgorica

A residential and commercial complex spanning nearly 10,000 square meters is planned for construction in the Dajbabska Gora area of Podgorica, as part of the urban development plan (DUP). The development includes two buildings: one residential and the other a mixed-use residential and commercial structure. The residential building will feature 62 apartments of various sizes, while the mixed-use building will have 19 apartments, two commercial spaces on the ground floor, and additional business premises on the upper floors.

This investment is backed by the company Stradex Commerce and a private individual. The project received approval from the Chief State Architect, who gave consent for the design solution created by the Podgorica-based studio Arhmark Solution. According to the documentation, the location is undeveloped and the plan includes the construction of two buildings with a structure of P+2+Ps(3) and a shared underground garage. The first building will be fully residential, while the second will be a mixed-use residential and commercial property. The residential units will include studios, one-bedroom, one-and-a-half-bedroom, two-bedroom, and two-and-a-half-bedroom apartments.

The underground floor will feature a parking area with 55 parking spaces, while additional outdoor parking for 48 vehicles will bring the total to 103 parking spots.

The first building will be entirely residential with two separate entrances. It will contain 62 apartments, with 14 one-bedroom apartments and two studios on the ground floor, first, and second floors. The third-floor setback will include two one-bedroom apartments, two two-bedroom apartments, and 10 studios. The second building will be a mixed-use residential-commercial structure. The ground floor will be dedicated to business use, while the upper floors, accessible through a separate vertical communication system, will include office spaces with supporting amenities. The remaining space will be residential, with its own entrance and vertical access.

The second building will also feature two commercial spaces on the ground floor. The first will consist of a retail unit and a bathroom, covering approximately 220 square meters. The second commercial space will have an office, two offices, a service area, and bathrooms, totaling over 500 square meters. The first and second floors will have five one-bedroom apartments each, as well as one two-bedroom and one two-and-a-half-bedroom apartment on each floor. The first floor will also include a business section with six offices, bathrooms, a kitchenette, an entrance hall, and a meeting room. The second floor’s business section will feature five offices, bathrooms, a kitchenette, and a meeting room. The third floor will include three one-bedroom apartments, as well as one studio, one two-bedroom, and one two-and-a-half-bedroom apartment. The business section on this floor will contain four offices, bathrooms, a kitchenette, and a terrace.

The ground floor design emphasizes green spaces across the entire plot to enhance the quality of the buildings’ usage. A children’s playground, designed as an additional feature for family-oriented living, will be given special attention and will be spacious and well-equipped.
