The company Ski Resort – Kolašin 1450 is planning the construction of single-family accommodation units – chalets within the mountain center Kolašin 1450.

The facilities will be built on urban plots 12 and 13, the total area of ​​which is about 4,860 m2. Urban planning technical conditions have also been issued for the construction of the chalet. They are located within PPPN Bjelasica and Komovi, DRL Kolašin 1450, within the mountain center Kolašin 1450.

As can be seen in the documentation, the construction of three chalets, marked as 23, 33 and 34 category 4*, is planned on UP 12. The gross construction area of ​​the buildings is 807.10 m2, and the number of floors is basement, ground floor, first floor and attic (F+F+1+Pk).

Access to the facilities is from the planned internal road within the mountain center Kolašin 1450, which is the main entrance to the facilities. In addition to the main pedestrian entrance, there is also an entrance to the underground garage of the facility near chalet number 23. Parking is available in the underground garage with a capacity of two parking spaces.

Chalets no. 33 and 34 do not have an underground garage, but parking is done right next to the building. Plot UP12 and all buildings within it have direct vehicular access to roads within the mountain center.

The buildings follow the postulates of the traditional mountain house “stone on the ground and wood on the stone”, in accordance with the UTU and their materialization and architectural elements are harmonized with the other buildings within the urban plot.

There is an underground garage with two parking spaces in the basement of chalet 23. On the ground floor of the building there is a main entrance with an entrance hall. There is also a living room, dining room and kitchen, as well as a work area. There is also a toilet on the ground floor, as well as stairs that connect to the garage and the first floor. On the first floor there is one bedroom with its own bathroom, wardrobe and French balcony, as well as a living area next to the sleeping area. In the attic there is one bedroom with a bathroom and a wardrobe.

Chalets number 33 and 34 in the basement have a boiler room, a room for a generator, a storage room and a corridor. On the ground floor of the building there is a living area where there is a living room, dining room and kitchen, as well as a work area. There is also a toilet on the ground floor, as well as stairs that connect to the basement and first floor. On the first floor is the main entrance to the building, which was moved to this floor due to the large slope of the terrain in the position of these buildings. There are two bedrooms on each floor with their own bathrooms and French balconies. In the documentation, it is also clarified that between the outer walls of the attic and the façade walls there is an attic space that is of minimal dimensions and cannot be used for the purpose of living or performing other functions.

On UP 13, the construction of three buildings, chalets number 18, 24 and 25, is also planned, however, the subject of this conceptual solution is only the construction of chalet 24, while the remaining buildings will be built in the following phases. The building’s gross construction area is 268.91 m2 and it will also have 4 stars.

Chalet number 24 also has a basement, ground floor, first floor and attic. Access to the facility is from the planned internal road within the Kolašin 1450 mountain center, which is the main entrance to the facility. In addition to the main pedestrian entrance, there is also an entrance to the building’s underground garage.

There is also a toilet on the ground floor, as well as stairs that connect to the garage and the first floor. Upstairs there are two bedrooms, each with its own bathroom and French balcony.
