Bar to get new 22,000 m² residential and commercial complex with 246 parking spaces

A new residential and commercial complex will be built in the Topolica neighborhood of Bar, covering over 22,000 square meters. The building will have a ground floor plus 11 stories, with commercial spaces and apartments, and underground levels designated for parking. The two building sections will include 161 commercial units and 103 apartments.

The project is developed by A3 Team and E-plus INVEST, with the conceptual design approved by the chief state architect and created by Intesa Group. Construction will proceed in three phases: the first phase includes two underground parking levels and the ground-floor commercial area; the second phase starts from the first floor of the first section; and the third phase begins at the first floor of the second section.

The underground garage will have 235 parking spaces, including eight for people with reduced mobility, plus 11 additional surface spaces, totaling 246 parking spots. Basement areas will also house building maintenance rooms, bicycle and stroller storage, and technical rooms.

The ground floor will feature 11 commercial units, while floors one to six will have 25 commercial units each, totaling 150 units. Floors seven to eleven will contain apartments, with varying numbers per floor, resulting in 103 residential units.

The total above-ground area is 22,145.98 m². The surrounding outdoor space will be landscaped, with pedestrian and vehicle areas paved in gray concrete and 41% of the plot dedicated to green spaces with native plants, while remaining areas will accommodate pathways, access roads, and street furniture.
